Phoenix Real Estate Continues to BalanceThe overall trend still points towards a more balanced home sales market. At the end of December 2018, there were 14,394 homes for sale in Maricopa County, up 4% from a year ago. The number of sold homes in December was 5,655, down 9% from a year ago. Increasing supply + decreasing demand = slower price growth. In the bigger picture, we still have 2.55 months of supply, which is low overall.
Drop In Rates Leads to Jump in Mortgage ApplicationsMortgage rates fell to the lowest level in nine months, and in response, mortgage applications jumped more than 20 percent. Lower mortgage rates combined with continued income growth and lower energy prices are all positive indicators for consumers that should lead to a firming of home sales.
